Open four portals on the same July afternoon and Eden Prairie's median home price comes back four different ways. Redfin puts the three-month median sale at $530,000, up 10.4% year over year. Zillow's home value index sits at $472,384. Movoto's July 2026 median list is $525,000. Houzeo reports a median sale of $453,990.
That spread is the story. Eden Prairie is trading as two distinct markets in the same ZIP codes, and the average of the two is a number that describes neither.
Pace tells you which market is louder. Redfin has homes going pending in about 23 days after receiving an average of six offers over the three months ending May 2026. Zillow reports pending in roughly 13 days. Movoto shows 34 days on market as of July 2026. Houzeo tracks 45 days with 3 months of supply and a 98.7% sale-to-list ratio.

Two things are true at once. Fast turns and multiple offers on the desirable inventory. Sluggish per-square-foot movement on everything else. The portals are averaging both into a single figure, and a buyer writing an offer needs to know which side of that average the property sits on.
The clearest evidence of the split is what is actually being built and sold in 2026.
On the attainable end, Lennar's Prairie Bluff Commons was approved by City Council on June 16, 2026, at 14800 Charlson Road. The plan calls for 166 townhomes at roughly 1,750 square feet with a base price of at least $435,000, plus 16 single-family villas ranging 1,550 to 3,275 square feet. Phases 1 and 2 begin this summer, with full buildout expected to take five to six years. Because of proximity to Flying Cloud Airport, the homes are being built with glazed windows and EV-ready garages, per the council staff report.
At the upper end, the Marshall family farm at 9905 Dell Road got initial approval on July 14, 2026. The 32-acre plan brings 28 villas and 22 single-family homes starting at $900,000, with second-floor options adding upward of $100,000. That is more than double the Prairie Bluff Commons entry point on parcels less than four miles apart, coverage from Eden Prairie Local News confirms.
Fill in the middle with Kinsley Townhomes, The Enclave, and pre-sale reservations at The Bluffs at Marshall Gardens, and you get an inventory picture where "new construction in Eden Prairie" spans roughly $435,000 to $3 million depending on which cul-de-sac you're standing in. The median is not a market. It is the midpoint of a barbell.
Three redevelopment stories are compressing the gap into a specific stretch of the calendar.
The Marshall farm was one of the last large undeveloped parcels in the city. A prior 2024 plan for 15 single-family homes and 100 townhomes collapsed, and the replacement scheme trades density for price point. A resident at the July hearing raised concerns about the lot-width waiver on the northern bluff, and Mayor Ron Case noted that only four homes in the adjacent neighborhood would directly border the new lots. The waiver matters because it lets a builder squeeze premium product onto a bluff view that will not exist again in Eden Prairie.
The Danfoss departure freed 60 acres for redevelopment. City Manager Rick Getschow described it at the January 22, 2026 State of the City as a future mixed-use site with destination, commercial, multifamily, and industrial potential. That single site is large enough to shift the multifamily inventory picture for a decade.
The Eden Prairie Center is the third piece. JCPenney closed in August 2024, and city officials are pursuing a mall-to-mixed-use conversion in the vein of Southdale in Edina or Ridgedale in Minnetonka, including possible hotel, retail, office, and housing components.
None of these parcels is under contract as a finished home in July 2026. All of them are already priced into what buyers see today, because the households competing for existing inventory know these units are coming.
The Southwest Light Rail Transit line, or Green Line Extension, has finished construction and is testing tracks through the remainder of 2026, with completion targeted for 2027. The line will run from Target Field in downtown Minneapolis to SouthWest Station in Eden Prairie, through St. Louis Park, Hopkins, and Minnetonka. For a buyer, the question is not whether the Green Line adds value in the abstract. It is whether a specific address sits inside the walk shed of a station. Properties within a comfortable walk of SouthWest Station are being underwritten today against 2027 rail access. Properties two miles away are being underwritten against the same commute they had in 2024.
Three items are catching people off guard mid-transaction.
Pioneer Trail (County Road 1) closed at the bridge between Settlement Drive and Highview Drive starting April 29, 2026, for most of the construction season. The Hennepin County detour runs Great Plains Boulevard to Flying Cloud Drive to Spring Road, and the Minnesota River Bluffs LRT Regional Trail underneath is closed through summer. Showings on the south side of the city need to be routed accordingly, and a buyer scoping "walkability" needs to account for a trail that won't reopen until fall.
Dell Road improvements from Crestwood Terrace south to Flying Cloud Drive are in final design, with construction expected to start late 2026 or early 2027. Buyers currently touring homes along that corridor should ask about the assessment history and construction easement plans before writing.
The June 2026 zoning ordinance made data centers a permitted use in the I-Gen industrial district. Future applicants must produce a land-use compatibility study addressing noise, water, and electrical impacts. Community Development Director Julie Klima presented the change. If a listing sits on the residential edge of an I-Gen parcel, that is a diligence question worth raising, not a hypothetical.
A few interpretive habits will save time this summer.
Are prices rising or flat in Eden Prairie right now? Both, depending on segment. Redfin's three-month sale median through May 2026 is up 10.4% year over year, while Movoto's July 2026 price per square foot is down about 2% from July 2025. New construction is pulling the sale median up. Older inventory is flat to slightly down on a per-foot basis.
Is now a competitive market for buyers? On sought-after inventory, yes. Redfin's average of six offers and 23-day pending window is a seller's-market signal. On homes that sit past 45 days, the leverage shifts and 98.7% sale-to-list becomes negotiable.
Does the Green Line matter if it isn't running until 2027? It already matters. Underwriting, appraiser comps, and buyer search behavior are pricing in the 2027 completion today.
